CC&Rs (Covenants, Conditions, & Restrictions) - legally binding document homeowner agrees to abide by with purchase of condo. Covers rights and obligations of HOA and its members, including: property-use restrictions, rule enforcement and dispute resolution, assessment and insurance obligations, etc.
RULES and REGULATIONS - for items not specifically covered in CC&Rs or Bylaws, including rules such as parking, that may need revising over time due to changes in the community. Rules can be changed by a Board vote with review by the membership.
BYLAWS - establish the structure of day-to-day governance of Windham, including powers and duties of the HOA, number of Board members, process & frequency of Board elections, length of Board member service terms, etc.
MAINTENANCE MATRIX - reference tool & checklist outlining responsibility for maintenance and repair of various components at Windham, either homeowners or HOA.
